No Loading Dock at the Strip Mall
Recently, a real estate developer came to us with a serious problem he was facing. He was a signature away from leasing a strip mall in the Southeast and was looking at three potential tenants. However, these tenants had one common issue that would prevent the deal from going through. No loading dock. Without a loading dock how could they unload trailers and containers into their stores? The problem had to be addressed before the deal was to be finalized.
Strip Malls are not Built with Loading Docks
While the developer was very eager to sign, the tenants were hesitant – how could they sell products without a way to unload their inventories? They would have to make other arrangements. It was a major issue and barrier to overcome – a very common problem at strip malls. To conserve on space, strip malls are typically not build with loading docks.
Yard Ramp is the Solution for a Temporary Loading Dock
Our sales staff who are well versed in solving these and countless other problems, immediately suggested a yard ramp as a solution.
When choosing a yard ramp take into consideration the following:
- weight capacity -the yard ramp must be typically three times the weight of the heaviest fork truck.
- width and the length – in this case, a 30 foot ramp with a six foot level off – we considered various options.
- new, used, rental or sale
Problem Solved: a New Yard Ramp!
In this case because of the long term requirement for the ramp a purchase was the only option. Within several days, the developer had his portable yard ramp and three new signed tenants.
Portability Feature: Wheel Undercarriage
Because the ramp had a wheel undercarriage, the ramp could easily be rolled from one tenant to another. One ramp could be used for all of the tenants, which worked out perfectly. It worked so well, that the same developer purchased another strip mall and ordered another ramp.
